The area plan for the north and west has been adopted by the Cabinet Office and will go to Tynwald for approval or rejection.
After consideration of objections raised by landowners and politicians and support from developers, the plan will set down planning framework against which all applications for development will be assessed.
As well as zoning lands for development, it also outlines areas which are supposed to be protected or held in reserve for future development, depending on certain conditions being met.
However, as seen by the recent approval of a planning appeal for land in Union Mills, area plans can and will be overridden by the government if it sees fit and determines housing need trumps the conditions to release reserved land.
Force
If Tynwald determine not to approve the Plan or if the Plan does not make the October or November sitting the Plan cannot come into force.
If this occurs the Plan will have to be abandoned, and in all likelihood the process will not be repeated. Instead, the North and West will next be looked at as part of an Isle of Man Area Plan.
The Isle of Man Area Plan, which in effect renders the prolonged exercise of the regional area plans pointless, will combine and review the area plans for the east and the south and the operational plans in the north and west.
