The island’s planning committee is due to vote on plans to build 92 homes on the outskirts of Peel this morning.
Dandara’ ‘s application (24/00055/B) is for land adjacent To Castle View Nursing Home, Glenfaba Rise and Peel Golf Course and includes the redevelopment of the Ballaterson Farm.
With a mixture of two, three, four and five-bed houses proposed, 23 will be first time buyer or affordable homes Dandara also plans to rebuild the Ballaterson Farmhouse and convert its surrounding outbuild into holiday cottages to provide tourist accommodation.
It has included plans to install a temporary sewage works until a regional system is completed in Peel.
In his report, planner Russell Williams has recommended it be approved with no fewer than 17 conditions attached.
Objections
The plans were opposed by 330 residents who submitted a petition, as well as both Peel and German commissioners, with the latter saying: “This will be exploitation of good agricultural ground and the loss of yet another green field site in the pursuit of profit and for no other reason.
“A proposal of this size will be adding to the highway infrastructure which will struggle to take extra traffic on the already overburdened A1 and will put more pressure on DOI who already appear to be struggling to maintain decent road surfaces in most areas.”
Peel’s objection was based largely on infrastructure grounds and a lack of access to the public open space identified in the plans.
Despite the local opposition, he determined that the application “provides a high quality residential development on land that is within a sustainable and accessible location”.
He added: “The land is designated as “Predominantly Residential” use in the Local Plan. The development can be delivered without giving rise to any significant adverse impacts upon the local area and matters relating to highways, ecology, residential amenity, drainage or other matters of material planning relevance.”
