Planning Application Submitted For Peel’s Poshest Property Prospect

A planning application has been submitted to turn a derelict quayside plot on the west coast into a 21-bedroom boutique hotel and spa.

The proposed development would see the former garage and showroom on Peel’s East Quay undergo an enormous transformation, with nine residential apartments, ground floor hospitality facilities, parking provision and an upgrade to the public space at Castle Street Gardens also included.

The local architectural firm leading the project, Wilson Consulting, say that the design has been “guided by Peel’s maritime and industrial heritage, drawing on the character of historic warehouses and waterfront buildings.”

They added: “It’s varied height and form reflect the established character of East Quay as a historic working, mixed use harbourside.”

Alongside Wilson Consulting, the project team includes contractors G J Ingham & Sons, internationally acclaimed interior designer Laura Hammett, and award-winning landscape designer Cowley White.

Out With The Old, In With The New

The site is included in the Isle of Man Government’s Unoccupied Urban Sites register, which earmarks deteriorating town-centre sites for redevelopment and a return to active use.

Lanz Limited, who are the driving force behind the project, say their vision is to create a destination which adds to and works alongside existing businesses, boosts visitor economy and provokes long-term private investment in Sunset City.

This also aligns with the Isle of Man Government’s Visitor Economy Strategy, which outlines a need for new and higher-quality visitor accommodation, including coastal and harbourside boutique hotels.

Public concerns surrounding parking difficulties have also been considered, with an off-site concierge service included, and plans for more parking capacity than the development itself requires.

The Grass Is Greener On The Other Side

Part of the wider proposals involves significantly upgrading the Castle Street Gardens, which would remain under the ownership of Peel Town Commissioners.

The suggested alterations could enable improved wheelchair and pram accessibility, additional biodiversity and wildlife infrastructure, lawn areas and the development of play spaces for children.

Castle Street Gardens would receive some welcome TLC.

The planning application will now be considered through the formal planning process.
