Isle of Man company, Wyyttavin Limited, has submitted ambitious plans for a mixed-use development on the Lord Street site in Douglas.
The plans for the new Lord Street development include:
- A 4-screen cinema complex, including hospitality facilities;
- Retail units;
- Restaurants and food hall;
- Leisure facilities;
- State-of-the-art office facilities;
- Bus information centre & bus drivers’ welfare facilities;
- Indoor bus information centre and waiting area for bus passengers to include seating, toilets, heating and changing facilities;
- Five new bus stands on Lord Street with associated waiting areas;
- Site development with new paving and landscaping work;
- 85 high quality apartments with a mix of 1 bedroom, 2 bedroom and 3 bedroom;
- 91 parking spaces for residents of the apartments.
Wyyttavin Limited says its ‘key goal is to transform the site by creating an architectural landmark of stature and elegance within a high-quality, sustainable urban setting for the benefit of the resident community and visitors alike’.
Bus hub plans
The development is intended to support and enhance the community; creating a ‘superior place’ to live and to work, a vibrant place to meet and socialise, and a location from which to travel across the Island from the new, modern bus network hub.
The proposed new Bus Vannin passenger and staff facilities that form part of the development will effectively create a ‘best-in-class asset for the benefit of the community, in recognition of its status as the Island’s key transport hub’.
Department for Enterprise
The Department for Enterprise has welcomed the announcement of another key brownfield site in lower Douglas coming forward, supported in principle through the Island Infrastructure Scheme.
The proposal for the redevelopment of a brownfield site on Lord Street marks the fourth scheme that seeks to leverage substantial private sector investment, bringing the total private sector investment proposed through the first round of the Scheme to nearly £90million.

‘Since the initial announcement last year, I am pleased to see the progress the first three developers have made, with Tevir Group receiving full planning permission for Villiers Square which is now progressing to the delivery phase in the coming months and planning in progress for their Ocean Castle development as well as Dandara’s Lake Road development.’
Regeneration
In addition to Lord Street, the Island Infrastructure Scheme has provisionally supported funding for three other sites; two in lower Douglas, which will see the redevelopment of Villiers Square on Loch Promenade and Lake Road into residential and leisure facilities.
The final application supported in principle, Ocean Castle in Port Erin, seeks to provide residential accommodation, bringing the total proposed housing units supported through the Scheme to over 170, supporting the aim of 1,000 additional homes occupied by the end of 2026.
