Two regeneration proposals in Douglas have been offered conditional funding through the Island Infrastructure Scheme.
The projects at 22-28 North Quay and 42-50 Duke Street (The Grid) bring the total proposed private sector investment across all five scheme sites to nearly £80m.
The approved North Quay plan includes nine flats and commercial units, while the Duke Street proposal is for 38 serviced flats and retail space.
Two previous applications have been approved for 42-50 Duke Street, with the most recent being for just 20 flats. As such a new application will be needed for this site.
Funding will only apply to any eligible development costs incurred going forward with no retrospective support for any work completed.
Scheme
Enterprise Minister Tim Johnston said: “I welcome the approval of these two further sites though the Scheme, which seek to transform and regenerate key sites in lower Douglas into vibrant residential, commercial and retail facilities.
“These sites have been unoccupied for a number of years, and their redevelopment will deliver significant visual and amenity improvements to prominent locations within Douglas,”
He added: “Since the initial launch in 2023, I am pleased to see the continued progress of previously announced sites, with groundworks well underway for both Villier’s Square and Lake Road which are due to be completed late 2027, early 2028.
“Additionally, Ocean Castle in Port Erin has recently received full planning and is progressing to the delivery phase in the coming months.”
The scheme contributes up to 25% of eligible costs to stimulate investment in challenging brownfield sites, aiming to accelerate regeneration and support economic growth.
The five sites supported so far through the Island Infrastructure Scheme are:
