Average House Price Nearly 10x Average Salary

The average house price has now reached a staggering £391,681 up from £379,761 for the same period last year.

Livingstone Surveyors & Valuers have produced a Property Market Report for Q3 of this year. 

The report revealed that flat prices have also increased, rising to 206,179, and with an average home now sits at 9.9 times annual income.

Average Prices

Over the 12 months to the end of Q3 2025, average residential property prices on the Isle of Man continued their measured upward trajectory.

The following figures reflect all transactions formally registered with the Land Registry during this period:

  • Average House Price: £391,681
  • Average Flat Price: £206,179
  • Weighted Average Property Price: £356,461

The weighted figure reflects the actual distribution of houses and flats sold, providing a more representative market benchmark than a simple average.

The report adds: “While it doesn’t represent what any one ‘typical buyer’ paid, it does provide a clearer picture of the average amount spent across the market, adjusted for the mix of properties sold.”

Median Salary

In contrast, the median full-time salary is £39,780, meaning the average house still costs almost 10 times what a typical worker earns.

This equates to around 9.9 times typical salary, up from approximately 9.7 times in the previous 12- month period.

Even when accounting for all properties (houses and flats), the weighted average price is £356,461, still around 9 times the median full-time income.

Official annual figures show the median house price to median earnings ratio has fluctuated between 8.5× and 10× since 2004, rarely falling below this threshold.
