Manx Utilities has confirmed that 73 properties lie within two kilometres of the proposed Cair Vie onshore windfarm site.
However, it stressed that the distance is not an impact boundary and should not be interpreted as a planning threshold.
The information was provided in a written Tynwald answer to Arbory, Castletown and Malew MHK Jason Moorhouse, who asked how many properties were located within 2km, what criteria were used, and what assessments had been carried out on nearby homes and businesses.
MUA Chair John Wannenburgh said the 2km figure was included only as “a broad contextual measure”, and not as an indication that all properties within that radius would experience significant effects.
He emphasised that it is not a statutory separation distance, nor a proxy for likely impact.
Instead, he said, the project’s Environmental Impact Assessment will identify specific receptors, including homes and businesses, that require detailed analysis across a range of technical factors.
Wannenburgh confirmed that potential effects on properties and commercial activity will be reported in full through the EIA, which will accompany the planning application once submitted.
